Construction dates

If there are no downtime, interruptions in the supply of materials and protracted approvals with the customer, the production cycle of a modular house takes from two weeks to a month. Plus it takes three or four days for delivery and assembly.

Questions that concern buyers

Is it possible to register a modular house as residential. A mini-house with a ceiling height of 2.2 m is not recognized as a living space, and it will not be possible to register in it. By law, the ceiling height in residential premises must be at least 2.5 m.

Is it profitable to purchase a modular house. Modular houses are highly liquid for rent — this is due to the compressed construction cycle. To build a turnkey frame house, it will take at least six months. It takes no more than two months to assemble a modular house, and several days to install it. You can buy a ready-made house, put it up, and get rent tomorrow.

Modular houses are also suitable for areas with special land use regimes. If you use columns or concrete blocks as a foundation, then the load on the landscape is minimal. This will make it easier to get a permit: for example, in the reserve area.

Is it possible to move the house to another site. A large modular house can be divided into modules and transported. A house from one module is simply loaded onto a car and transported — you just need to disconnect the communications.

How modular houses are heated. It is more profitable to heat modular houses with electricity — lay electric underfloor heating or hang convector batteries. In winter, with constant heating, they pay 4000-8000 rubles per month for electricity, depending on the area. If the house is not operated constantly and in winter it only maintains a temperature of about +5 … 10 ° C — the costs are even less.

Pros, cons and pitfalls

Advantages of a modular house:

  • Fashionable and spectacular appearance of facades: for example, a combination of tinted wood and metal in the color “wet asphalt”.

Easy to repair. For example, if the exterior finish is tired or faded, the facades of the cladding can easily be changed to classic clapboard or brick facade panels.
The house keeps heat well, so it can be heated with electricity.
Modular houses do not load the landscape, can be considered temporary buildings and stand where capital construction is not allowed.

Disadvantages of a modular house:

Small modules are cramped, and transporting large ones may be impossible or unnecessarily expensive.
In small areas, it will not be possible to organize storage spaces, storerooms, technical rooms. For example, for pumping equipment and water treatment filters. And in a country house such premises are needed.

Dishonest manufacturers save on everything. For example, without the consent of the customer, they can replace expensive thermal insulation with a cheap analog, and the planed board of chamber drying can be “diluted” with lumber of natural moisture — the customer will not see it anyway.
Subtle places and pitfalls.

  • During transportation and installation, the interior decoration may be damaged by distortions and concussions. Laminate, which manufacturers finish the walls with, suffers more often, its seams diverge.
  • In thermos houses with low ceilings and sealed walls, there is poor air exchange, without good ventilation in the house it can be stuffy. Ventilation with supply valves and exhaust is needed. However, not all manufacturers pay due attention to this point — I have seen houses without ventilation, even in the bathroom it was not.
  • Manufacturers install showers and toilets in modular homes for seasonal stays, and water supply pipes are hidden in the walls. At the same time, they forget to warn the customer that the house needs to be heated in winter, because pipes and plumbing fixtures can freeze and break. If a modular house is planned to be used as a summer cottage, it is necessary to drain the water and preserve the water supply for the winter.
